Not Equal Showings?

One of the most common things I hear from sellers is, "We're getting a lot of views online." And on the surface, that sounds promising. But here's the question that actually matters: how many of those views are turning into showings? Because page views without showings are vanity metrics. They feel good, but they don't get your home sold. According to industry data, the average listing-to-showing conversion rate hovers around 3% to 5%. That means for every 100 views, only three to five buyers actually pick up the phone and schedule a tour.
What's the Gap Between Views and Showings?
When a listing gets views but no showings, something is breaking in the conversion process. The buyer is interested enough to click. They're looking at the photos. They're reading the description. But they're not taking the next step. And that gap usually comes down to four things: the photos aren't compelling enough to create desire, the price doesn't match the perceived value, the description is generic or uninviting, or the overall online presentation doesn't meet the buyer's expectations.
Think of it like a retail storefront. People walk past the window all day. But if the display inside doesn't draw them through the door, foot traffic doesn't matter. Your listing's online presence is that storefront. The photos, the video, the description, the pricing, and the overall presentation all have to work together to turn curiosity into action.
How Do You Know If Your Listing Is Performing?
Start by comparing your metrics to the market average. If your listing is getting views that are in line with or above comparable properties, but your showing requests are below average, the problem is almost certainly in the presentation. Look at the photos. Are they professional? Are they bright and well-composed? Is there video? Is the description detailed and emotionally engaging? Does the price feel justified given what the buyer sees?
A 2023 study from the National Association of Realtors found that listings with 25 or more photos receive 4x more views than those with fewer than 10. But views alone aren't the point. The real question is whether the presentation is converting those views into showing requests. If it's not, the answer isn't more marketing. It's better marketing.

The fix starts with an honest assessment of your online presence. I offer a buyer feedback analysis that looks at exactly what's happening when a potential buyer encounters your listing. Are they clicking through? Are they spending time on the photos? Where are they dropping off?
