The first week on market determines everything. Here's exactly what I do differently and why it matters.

If I could change one thing about how most homes are launched, it would be the first seven days. That's it. The first week on market is the single most important stretch of a listing's entire lifecycle. According to data from the National Association of Realtors, homes receive the majority of their online traffic in the first 7 to 14 days. After that, traffic drops off significantly. And once the initial momentum is gone, it's incredibly difficult to recreate it.

What Most Agents Do in the First 7 Days

Most agents list the home, upload a handful of photos to the MLS, and wait. They might post it on their personal Facebook page. They might send an email to their database. And then they hope the phone rings. That's not a launch. That's a listing. There's no strategy, no sequence, no build-up. The home just appears on the MLS and disappears into thousands of other listings competing for the same buyers' attention.

What I Do Instead

My launch sequence starts before the listing goes live. Day one is preparation. Final photography review, video editing, description copywriting, and social media content creation. Everything has to be ready before the listing hits the market. You only get one chance to make a first impression, and it has to be flawless.

Day two is the launch. The listing goes live on GAMLS and FMLS simultaneously. A social media campaign begins across Instagram, Facebook, and TikTok, with targeted video content designed to stop the scroll. A broker-to-broker email goes out to every agent in my network who represents luxury buyers in the area. The listing page goes live with professional photography, cinematic video, drone footage, and a compelling property description.

Days three through seven are the acceleration phase. Digital advertising kicks in, targeting qualified buyers by income level, location, and search behavior. Social media content continues to roll out with new angles, new photos, and new video clips. I follow up with every agent who shows interest. I monitor traffic, engagement, and showing requests in real time, making adjustments as needed.

Why Does This Timeline Matter?

The first seven days are when your listing gets the most natural visibility. Platforms like Zillow, Realtor.com, and the MLS all give preferential placement to new listings. That initial burst of visibility is your best opportunity to generate showings and offers. If your marketing isn't ready when the listing goes live, you waste that window. And you can't get it back.

I've seen too many sellers lose critical early momentum because their agent rushed to list before the marketing was ready. Professional photography takes time. Video production takes time. A well-crafted description takes time. A launch strategy takes time. Cutting corners on any of those elements to get to market faster doesn't help the seller. It hurts them.

What Does This Checklist Look Like?

Here's my launch-day checklist: professional photography completed and edited. Cinematic video produced and optimized for every platform. Drone aerials captured and integrated. Property description written, reviewed, and loaded. Social media content created and scheduled. Digital advertising campaigns built and ready to activate. Broker-to-broker outreach drafted and queued. Listing syndicated across both MLS networks. Every element is in place before the first buyer ever sees the listing. That's not standard. That's what it takes to compete at the highest level.
