Open houses have been a staple of real estate marketing for decades. And there's nothing wrong with them. They serve a purpose. But if you're selling a luxury home and your agent's primary marketing strategy revolves around weekend open houses, we need to talk. Because the data tells a very different story than what most sellers expect.

According to the National Association of Realtors, only about 2% of buyers find the home they ultimately purchase at an open house. Two percent. That means 98% of buyers who close on a home found it through some other channel. Online search, agent referrals, social media, targeted advertising, and private showings are where the real transactions happen.

What Are Open Houses Actually Good For?

Open houses are excellent for agent branding. They give the listing agent an opportunity to meet new potential clients, build their database, and generate leads. And there's nothing wrong with that. But when a seller is paying for a marketing strategy, the strategy should serve the seller, not the agent. In the luxury market specifically, open houses rarely produce serious buyers. They attract neighbors, curious onlookers, and people who aren't in the market for a million-dollar property. The actual buyer for a luxury home is more likely to be touring privately, viewing a virtual tour online, or seeing the listing through targeted digital advertising.

What Works Better Than Open Houses?

The most effective marketing for luxury properties happens online and through targeted outreach. That means a comprehensive digital campaign with professional photography, cinematic video, and lifestyle storytelling distributed across social media, luxury real estate platforms, and targeted advertising. It means broker-to-broker outreach, connecting directly with agents who represent qualified luxury buyers. And it means private showings and virtual tours, which allow serious buyers to experience the home on their own terms, without the crowds and noise of an open house event.

A report from the Institute for Luxury Home Marketing found that 76% of luxury buyers prefer private showings over open houses, and 62% of luxury home purchases begin with online research. These buyers are deliberate, informed, and private. They don't want to walk through a home with thirty other people. They want a curated experience that respects their time and their privacy.

Where Does the Real Marketing Happen?

The real marketing happens before the buyer ever steps foot in the property. It happens through the photos that stop the scroll, the video that tells the story, the targeted advertising that reaches the right audience, and the pricing strategy that creates urgency. It happens through AI-powered buyer targeting that pushes the listing in front of qualified buyers on Instagram, Facebook, and TikTok. And it happens through the agent's network, reputation, and ability to connect with other agents who represent serious buyers.
